SHRI SATIJI BUYER GUIDE
PEB Quotation Checklist: Prepare Inputs and Compare Scope
A useful PEB quotation starts with enough information to understand the building and its operational requirements. A single cost-per-square-foot number can be misleading when span, height, loads, crane requirements, envelope specification, civil scope and site conditions are different.
Project location
City / district and site conditions influence the design basis, logistics and execution planning.
Application
Factory, warehouse, processing shed, cold storage, showroom or hall, or another use.
Dimensions
Length, width, eave/clear height and any required clear span.
Crane / machinery
Crane capacity, machinery zones, suspended loads or operational constraints.
Openings
Shutters, doors, canopies, ventilation and service openings.
Envelope
Roofing, cladding, insulation, skylight and ventilation expectations.
Expansion
Future extension direction or mezzanine requirement.
Timeline
Required project schedule and drawing / approval status.
Why PEB cost per square foot is not one fixed rate.
Two buildings with the same floor area can require different structural steel, Z purlins and secondary steel, roofing and cladding, transport, erection and civil coordination. Clear span, building height, design loads, crane or mezzanine requirements, openings, insulation, project location and site access can materially change the quotation. For that reason, use a budget rate only as an early reference and compare final quotations against the same written scope.
Compare quotations on the same scope, not only the final number.
Before comparing two PEB quotations, check whether both are based on the same building dimensions, design loads, clear height, crane or mezzanine requirement, roofing and cladding specification, openings, ventilation, insulation and civil interface. A lower total can simply mean that a major item, design assumption or site activity is excluded.
Also compare what is included for engineering and drawings, primary and secondary steel, fasteners and accessories, transport, unloading, erection, equipment, taxes, validity and delivery assumptions. If future expansion is planned, mention it before the structural concept is finalised. A clear comparison sheet makes technical and commercial discussions faster and reduces late scope changes.
