PEB COST PLANNING · INDIA / MAHARASHTRA
PEB cost per sq ft: what actually changes the price?
A meaningful quotation starts with the building requirement. A floor-area rate can only be compared when both offers cover the same geometry, design basis, materials and execution responsibilities.
For a warehouse, factory or industrial shed in Maharashtra or elsewhere in India, first define what the building must do. This guide explains the inputs that change an offer; it does not publish a fixed rupee rate or an unverified price range.
Compare the building specification before the area rate
If one offer includes foundations, insulation and erection while another covers steel supply alone, dividing each total by the same floor area does not make them equivalent. Confirm the scope first. Then request a project-specific quotation with clearly stated inclusions and exclusions.
| Cost driver | What to define before quotation |
|---|---|
| Geometry: width, length, span and height | A square-foot rate hides geometry. Wider clear spans and greater eave or clear heights can change frames, bracing and connection requirements. Define whether columns are acceptable and where usable clear height is needed. |
| Loads, wind, seismic and design criteria | Equipment, roof services, storage, access and other imposed loads need to be stated. Wind and seismic criteria depend on the project site and design requirements. Ask that the design basis and load assumptions appear in the quotation. |
| Steel weight and structural design | Steel quantity follows the engineered system and loads; it cannot be inferred reliably from area alone. Compare scope and design criteria before comparing tonnage. A lighter offer is not automatically a like-for-like solution. |
| EOT cranes and mezzanines | Specify crane capacity, duty, hook height, travel and future provision. Mezzanine use, floor loading, access and usable area affect framing and civil interfaces. Separate equipment supply from structural provision. |
| Roof, wall sheeting and insulation | Compare material specification, thickness, coating, fastening, roof and wall areas, insulation and weather interfaces. Floor area is different from envelope area. Include gutters, trims, downpipes and roof or wall openings in the scope. |
| Openings, ventilation and building operation | Doors, loading entries, louvers, daylight panels and exhaust provisions affect envelope detailing and coordination. Share machinery and movement layouts early so planned openings do not become later alterations. |
| Civil work and coatings | Identify responsibility for soil investigations, foundations, anchor bolts, floors, drainage, retaining work and utilities. Separate steel supply and erection from civil work. Coating systems should suit the site environment and maintenance requirements. |
| Location, logistics, quantity and access | Delivery distance, transport access, unloading, storage, lifting equipment and erection space affect execution. Repeated units may differ from a single custom building. Include restrictions at an operating factory or remote site. |
| Timeline, erection sequence and scope boundaries | Clarify drawing approvals, material supply, civil readiness and erection sequence. A deadline depends on these interfaces. Compare exclusions, taxes, transport, lifting, warranties, payment terms and change handling alongside the technical offer. |
Prepare a useful quotation brief
- Site location and building application: storage, manufacturing, workshop or another use.
- Approximate width, length, clear span, eave height and required usable clear height.
- Equipment, crane, mezzanine, machinery, services and future expansion requirements.
- Roof and wall specifications, insulation, openings, ventilation and drainage needs.
- Soil/site information, civil scope, access restrictions, existing drawings and timeline.
Unknown inputs can be discussed. Label them as items to confirm instead of choosing arbitrary specifications. Use the PEB quotation checklist to organise the requirement and compare offers.
Work out approximate floor area
This tool uses width × length for a rectangular building footprint. It does not include mezzanine area, deductions, roof/wall area or engineering calculations. Enter dimensions in metres.
Review relevant building work
Project photographs show building stages and context. They do not establish a price for another site or an identical design specification.
Common quotation questions
Can a PEB building be priced from floor area alone?
Floor area is a starting input. Span, height, loads, equipment, envelope, civil scope and site conditions are needed to define a comparable quotation.
Why can two buildings with the same floor area have different prices?
A wider clear span, greater height, crane loading, mezzanine, different sheeting or civil scope can change the structural system, materials and execution work.
Does the planning tool estimate the building price?
No. It calculates approximate rectangular floor area and prepares dimensions for a quotation brief. It does not calculate steel weight, structural design or a rupee price.
What should I send for a project quotation?
Send the site location, building use, width and length, height, equipment and crane needs, roof and wall requirements, civil scope, drawings if available and expected timeline.
